Active listings nationwide climbed to roughly 1.2 million, up 3.2% year-over-year, though the pace of inventory growth has slowed from earlier in the year. Closer to home, Orange County's single-family market cooled into the end of August. The median closed price for single-family homes was about $1.46 million on August 31, moving between roughly $1.42 million and $1.5 million over the course of the month. Homes are taking longer to sell: days on market hit 64 (average) / 45 (median) at month's end, the highest readings of the year, as summer heat waves and back-to-school season kept buyers off the streets. Closings ticked up slightly to 432 for the week of August 31, with pending contracts holding steady around 1,906. Year-over-year, the county's market structure looks nearly unchanged from August 2025, with prices up only about 1%. One bright spot: the luxury segment (above $2.5 million) saw its pricing gap versus asking price narrow from 4.2% to 2.9% by month's end.
